Wales residential LTT rates

The main residential rates are 0% up to £225,000, 6% from £225,001 to £400,000, 7.5% from £400,001 to £750,000, 10% from £750,001 to £1.5 million and 12% above £1.5 million.

Worked example

For a £300,000 home, the first £225,000 is in the nil-rate band and the remaining £75,000 is charged at 6%, producing an estimated £4,500 LTT bill.

No separate first-time buyer band

This calculator applies the Welsh main residential rates. Do not substitute England and Northern Ireland SDLT first-time buyer rules for a Welsh purchase.

Source basis

The Welsh Government confirmed that residential LTT rates and thresholds remain unchanged for 2026/27. Current bands are published by the Welsh Revenue Authority.

Calculation method

Property transaction tax is progressive: each rate applies only to the slice of the purchase price inside that band. The calculator applies the published bands in sequence and then adds any separate supplement where relevant.

Use this as an estimate

Eligibility for reliefs and higher-rate rules can depend on ownership, buyer status, timing and the nature of the transaction. Check the relevant tax authority guidance or your conveyancer before completing a purchase.

Browse all UK property-tax calculators. England and Northern Ireland use SDLT, Scotland uses LBTT, and Wales uses LTT.

How to use this calculator

  1. Set Purchase price (default 300000).
  2. Select Calculate to update the result. Reset restores the starting values.

Planning estimate only. Linked transactions, trusts, companies, leases, reliefs and unusual consideration can change the final liability.
